I am trying to sell my home by myself but I have no idea what to do in regards to paperwork, deeds or titles. If I do have a buyer, who would I go to when they get the approval from the bank. Do I just call my mortgage company and say that I sold the house and this is the new owner or what. Im so worried that I am gonna have to get a realtor and lose that 6%.

We have found our dream home and it is being sold by the owner because her husband just died. We have been looking for a home with a realtor for about a year without any luck, and with much frustration. We have agreed on a purchase price with the owner and have agreed to purchase the home as-is because they just recently had a bunch of work and remodeling professionally done.
So my question is… How do we go about buying this home without a realtor? Who do I contact first? I have a lender who I have a preapproval through. This is our first time buying and the seller isn’t sure what to do either. Any info would be great.

Friend of mine in divorce can't get his soon-to-be-X to agree to sell house. What to do?

A friend and his spouse filed for divorce in Pennsylvania over 2 years ago, leaving the wife in the home. More than one year ago, the court recommended the marital home be put up for sale "as soon as possible". The spouse residing in the home does not want to sell. The court re-issued their recommendation, so now the house is up for sale, but the price is too high. The realtor recommended a lower price that is closer to the appraised price (house had a full appraisal). The house is priced more than ,000 more than the average price of similar style homes in the same development currently on the market. The resident spouse refuses to accept a penny less than asking price, and already turned down a fullprice offer that had a ,000 seller assist on it. To make matters worse, the resident spouse does not work and was living off my friend’s alimony payments. He just lost his job through a retirement work-force reduction program, has no savings, and his pension is much less than the required alimony payments. So the house really needs to be sold before they can’t make mortgage payments and have the house go into a default situation. He already has a court date to seek to have his support payments lowered but that date is a couple months off. In the meantime, what can he do to have the resident spouse accept a good offer that was over the appraisal value of the house? She also has been staying in the house when it is being shown, and agents are indicating that she is being pushy, following them around in the house, bragging about how good the house is and that the price is not negotiable. One agent even put it in writing that she scared his buyer off. What can be done about that?

We are househunting with a realtor we love, but if the house we want is FSBO and won’t work with our realtor, how do we make sure it will be a smooth transaction? Are there benefits/disadvantages to buying a FSBO home? Thanks!

I bought a home over a year ago and have tried to sell it through a realtor. Now, I have decided to sell it by owner. Can I perform a lease to purchase option contract even though I am paying the home loan to my mortgage company?

Do sellers typically expect you to be signed with an agent when bidding with a contingency?

We are selling our home by owner and do not have a contract/offer yet, but would like to make a bid on a house we saw. The Realtor who has been showing us homes insists we must list our house with her (or another agent) in order for our bid to be taken seriously and in some cases, accepted. Is this true?

Have a realtor, but found a For Sale by Owner house…..?

We have been working with a realtor for 8 mos trying to find the right home (he’s a personal friend). We just found a FSBO house and the owner is saying they’re only willing to pay ,500 for a realtor to handle the paperwork.

We have put this guy through the ringer and I cannot leave him high & dry. Normally the commission to him on this deal would be abt k. I was going to propose that we simply bump the offer price up accordingly. But that would mean the seller and our realtor would need to have a contract of some sort to ensure he’s actually paid out of the proceeds.

Can anyone tell me how that works or offer suggestions here? Google searches generally produce just "should I sell myself or use a realtor" discussion.

Thanks for the response. However, we don’t have the cash to pay him out of pocket. We need to roll it into the loan.
Thanks Ciera. But when you say you "can’t stack the loan", how is that any different from a non-FSBO purchase? The commissions are paid out of the proceeds usually, right?

I think we’re both saying the same thing. You’re just suggesting that the seller hire my realtor for a percentage commission, correct?
