I am a new Realtor and found a For Sale By Owner home that a family member is interested in. The seller wants to pay me a commission without my company being involved. Is this legal?

How do I pay off my exsisting mortgage when I sell my own home?

ppnj4 asked:

I have already listed my home with a realtor so please NO responses indicating I should. We are now going to try to sell our home ourselves. I have already looked at FSBO.com as well as a few other sites. The legal aspect seems confusing so I think we will hire a real estate lawyer (unless someone can give me a better understanding of what to do with the documents you can download). My question is once I have a buyer (fingers crossed) how do I deal with my exsisting mortgage? Do we pay that off before the deed is changed with the profit or does it get paid off after? Do I contact them or does the lawyer handle all of that? Is that an extra document? Any help on the LEGAL aspect of selling my home and the exsisting mortgage would be great. I all ready know about the listing, advertising, and setting my price end of it.

Can a Realtor assist someone “on the side” who wants to sell FSBO?

S A asked:

The Realtor who was our buyers agent for our house knows that we need to move (relocate out of state for a new job for my husband) and that we don’t have lots of “extra” money to have to bring to the table at closing, so he suggested that we do “For Sale By Owner” and then to let him know if we get anyone interested and that he could help us that way for “a lot less” - any thoughts? See any problems with this or is it a blessing in disquise? :)

We are so willing to deal with a buyer,we can offer an assumable mortgage,we are not trying to make money on it… if we can break even we would be happy. Should we ask our rock bottom price…to break even? Or keep it higher to let someone offer down? We owe 79,900 (rounded off) and paid (rounded off) 84,900… We have it listed at 88,000….Help?
We did have it listed with a realtor…not one showing! Listed for 8 months and nothing! Our house in a good neighborhood and it is small but cute and clean. Very good condition.
