How to sell a house for sale by owner?

We currently have our house listed through a real estate company. Our contract expires soon. We have possibly found a buyer for our house but they wont be able to move until october. How do we go about selling it ourselves? Do we hire a lawyer? We would be saving about 10,000 in realtor fees and would like to take a cheaper route to sell atm. Can someone provide a step by step process. about how much would it cost?

I am selling my home in Grant, AL and want to avoid realtor fees. Any ideas on inexpensive ways that I can market the house? I have already done the sign with a flyer and advertised in 2 local papers. The flyer refers them to my website (http://www.goodsonsoldtimemedia.com/house.htm if you’re interested) for additional pictures and a description. Open houses don’t do well here because of the size of the community. It is a pretty rural area, which makes it more of a challenge to market it. Any suggestions would be appreciated. I am willing to give a commission if a realtor refers someone to my property, but am not willing to pay anymore than 2 to 2/12%. Thanks.

Got great offer on selling House, But friends family say DONT SELL?

I love my family/friends/potential BF a lot.
BUT they are driving me nuts because Ive decided to sell my house even though Ive only owned it a year.
I have a GREAT job offer across the country and do not want to be long distance landlord and WORRY about selling my house later
Its a an adorable house and luckily i listed it and week later have great offer.
Plus i was out of work last 2 months and have like 12k in debts/bills.
So this is a GODSEND
Im 31 and really dont have savings.
just equity in my house.
After realtor fees and transfer fees and paying debts I will have about 135,000 left over
enough to move, rent (not buy) and invest for next couple years.
How do i explain to my friends/family that this is SMARTEST action to take in this current housing market ?
and also i did nt know that when i bought this house that having the kitchen floor heated would cost SOOOOOOOO much little house 2000 sq ft costing 450 a month for gas alone

I know a realtor would say that they are worth every penny and I know some good ones. But some home owners want to save on the realtor fees and sell their home themselves. Does anyone have any advice on buying a home from someone you know and how best to handle it? An friend is wanting to sell their home. I am sort of interested, but don’t really trust this friend. The home is only a few years old and there’s not any problems that I know of and I would get it inspected and appraised. Looking for some feedback on this sort of thing. Thanks!

I just put my house up on Craigslist. I have gotten one call and have a showing set up. I am wondering if anyone out there has ever sold their home by using Craigslist? It would be great to sell the house lower and save the realtor fees. I am listing it at 30k less than the realtor will list it for. I am giving the buyer the savings as a motivation to buy now. Wonderful home btw!
