How exactly do you sell a house, what are the steps?

How do you sell a house? I’m a first time home buyer(well was, when I was 18), i’ve had my place for a couple years now. When I bought it I had A LOT of help from my family. Now that I want to sell it, (and my family wants for me to hold on to it), which i’ve been itching to leave this place since I got it, needless to say they are not going to help much and want me to do it mostly on my own. What are the steps to putting it up for sale? What would "for sale by owner" entail exactly? If I decide to get a real estate agent….what exactly do I ask them, what should I look for, and what is the step by step process of profiting from my investment, and squaring away the house to another buyer, in the quickest and simplest fashion? We have a real estate agent and are looking for a house to buy. When a house is listed for sale by owner, how would our agent get paid? Is there any etiquette to follow in these situations?

We are selling our house, have advertised in local and regional papers, put it on Yahoo real estate, etc. Over a year ago, we had a real estate agent friend list it for us, but there were no bites. So eight months after her contract expired, we listed it as "for sale by owner". We rec’d a call that she wants to bring a potential buyer to see the house. If our house should sell to this customer, what would be the appropriate amount to pay to the real estate friend – - keeping in mind that we will not be making a killing on the sale of the house in today’s market situations.

How do i sell my house and buy a new one? Will my lender let me do that?

Right now i have 80/20 loan. 80% has 8% interest and 20 has 12%. ARM for 80% will be over in Jan 08. Would i be able to sell this house and buy a new one? My credit score has significantly gone up now. Also how would i go about finding a real estate agent to sell my house?

It is an aid to sell by owner. Were you satisfied? Did you get enough exposure? Would you do it again? So often I see "For Sale by Owner Signs" replaced with real estate agent signs.

I am trying to find a flat fee based Real Estate agency that will sell my home and not just list it on the MLS. These Real Estate companies exist but I’m having a hard time finding them on the internet.

This is for the state of Oregon but I will take any and all leads you can give me.

Please DO NOT list For Sale By Owner sites/companies, this is not what I am looking for.

I want a Real Estate agent to sell the home but to charge a reasonable flat fee rather than ripping me off the usual 3%+.

3%-6% is a total rip off buddy. EVERYBODY that has a job works hard or they aren’t doing their job.

Playing ‘house’ isn’t worth paying ,000 + for and that’s on a moderately priced home in Oregon.

You R.E. agents and brokers are total scam artists, I should know my father’s been a broker for over 30 years in a different state. I don’t believe in ripping people off which is why I never practiced Real Estate even though I had obtained my license when I was 19.

For the record, there are companies that do charge a flat fee and will list your property in the MLS AND HANDLE THE SALE OF THE PROPERTY. You end up saving THOUSANDS AND THOUSANDS OF DOLLARS.

You talk about you don’t know how fast a home will sell using a non traditional type agency. Anyone with half a brain knows that it’s price that dictates the speed of the sale. Well guess what buddy, if you aren’t paying ,000+ in agent fees you can actually lower your property’s price and get a faster sale and still get more money.
Let’s compare fees and find out why R.E. agents think they are justified for ripping people off:
2 Houses are for sale:
House A sells for 0,000 and the 3% fee for selling it is: ,500.
House B sells for ,000,000 and the 3% fee for selling it is:,000!
The job is EXACTLY THE SAME. It takes no more work or effort to sell the more expensive home than the less expensive home but yet the cost of selling the more expensive home is more than 10 times the cost of selling the less expensive home. Welcome to scam 101 and this is why many R.E. agents are wealthy for doing an easy job. The actual work involved with selling a home including fees should honestly come to about 00.00 to 00.00 dollars tops and that includes a healthy profit for the agent.
Anyone who uses a R.E. agent and pays their high commission 3% or more is getting ripped off.
Keep in mind getting a R.E. license does not require any college education.Usually studying for 4-6 weeks then passing 1 test does it.
