My husband and bought our house very cheap but used equity to get through a really bad time. We are back on our feet and doing well salary wise, but our credit is shot and our house payment is draining our money because of a 12% interest rate. Should we sell, making about a 50000 profit and go back to renting until we get our credit straight? How long to clean up credit. Just late payments and too much debt.

How to use Feng Shui to make an overstayed welcome parent move out of your house?

I am need of advice on how to use feng shui or any other tips to make my father move out of mine and my husband’s house. He has been here too long and doesn’t not seem to have any notion to leave. He is retired and says he just wants to be around us! His stay is getting bothersome to us but we do not want to hurt his feelings. I was hoping there was some feng shui cure for this but can’t seem to find any. And we are in the process of trying to sell our house, so the feng shui correction can not interfere with that.

I just want to add that my father is healthy and has retired with a good deal of money. He does not "need" to stay with us. He can easliy afford something close to us. We love him dearly but as an adult, you move out of your parents house and you don’t expect them to move back in with you – especially since he does not need to be cared for. It puts a strain on our marriage (only 4 years married) because we sometimes have no time to ourselves. I just want some advice on how to help him understand that we need our space too!
For those of you who feel sorry for my dad that I feel this way, you should know one more thing…
He does not help out with money, groceries or anything but expects me to cook and clean for him. He also sits out back of my house almost every day and just drinks beer – sometimes 12 a day. Now, I have 3 children – 12, 3 and 5 months and this is something that I don’t want them exposed to. My dad can’t even help babysit if I need to do something because he typically has already had too many beers.

I have a family member who wants to sell their time share. I know there are brokers but they would like to try on their own first. Listing it is easy but what legal paper work do they need to have or do in order to complete that process?
Goz – first off it is in a hot place – second the point of selling it is to make some money back – not necessarily a profit – but some money back – gifting it to family does nothing…second – that wasn’t an answer that was just an answer for the two points – if you have nothing to add please don’t wast the space.

Selling a Home and wanting to know how much of the sales price will I retain to pay off loan.?

My wife and I both work and have recently started having children. We would like to sell our home and move into something cheaper to give us the ability for her to quit her job. We bought our existing home for 163k about 5 years and have put about k into the home (finished basement, remodeled bathroom, etc). We owe 130k on the house are looking to purchase a home that is 90k. I am trying to work our budget and need to know how much of the final sales price will we lose to taxes, fees etc. when we sale. I have heard people say about 9% and would like to know if this is accurate (is that if we pay closing costs or is that seperate?). How might this change if we sell the home by owner? Ideally, I woul like to have at least 170k left over that actually goes into my account giving us enough money to pay off the exisiting loan, put at least 20% down on the next house and pay off our truck.
