<p>For Sell by Owner is a money saving alternative to selling a house with an agent, and it is not so intimidating and difficult as it looks to many.<br />
Property owners are motivated to take selling into own hands by three main reasons:</p>

<p>- Saving money on commission seems to be the most important factor, and independent sellers can save more the more expensive their house is. For example, $200,000 house sells for $10,000 commission of 5%. Commission from selling $600,000 house jumps to $30,000 &#8211; 3 times as much.</p>
<p>- Others may have even more compelling reason to sell privately if they accumulated little equity in their home. Let&#8217;s assume you sell a house priced at $200,000 in which you have 20% equity of $40,000. Commission of 5% charged by an agent would be $10,000. That is 25% of what you actually own in the house.</p>
<p>- A house is likely to sell for about the same whether sold privately or through an agent, since it is the market which determines value. Private sale becomes more tempting in seller&#8217;s market where many people search for homes and finding a qualified buyer is much easier.</p>
<p>Think ahead of your FSBO strategy. Decide what you can do yourself and in what areas you need professional help. You should also have a contingency plan in case your house does not sell within reasonable time.</p>

<p><strong>1. Price</strong><br />
Adequate pricing is critical to smooth sale. Have your house appraised, so you know the right market price you can ask for.</p>
<p><strong>2. Renovation</strong><br />
- Light renovations like painting or floor upgrades will pay you off well. They are inexpensive and effective ways to entice buyers. Other good investments (but more expensive though) are renovations of kitchens and bathrooms. These areas attract a lot of attention and can influence buyer&#8217;s decision. When you renew them you will improve your chance of selling well and can get a decent return.</p>
<p>- It is important not to increase the value of your home beyond that of other homes in your area. Otherwise, you may price yourself out of the market. Big ticket improvements may be necessary if the home could not sell without them. When small living room or lack of extra bathroom discourages potential buyers you may have no other choice but to undertake major renovation.</p>

Avoid using pre-printed signs sold in hardware stores since they look cheap and amateurish. Order or make your own sign looking similar to those used by agents. Provide basic information &#8211; for sale by owner, number of bedrooms and bathrooms, special features, by appointment, phone number. Make the sign double sided so that people driving by in both directions can easily notice it.</p>
<p>- Local newspaper ad can attract many buyers. You can refrain from large size expensive advertisements. Small ads containing a photo and listing basic features can be very effective.</p>
<p>- Do not forget traditional word of mouth either. Inform your family members, co-workers, friends and neighbours that you want to sell.</p>
<p>- For better exposure (to reach people who want to relocate) you can turn to the internet FSBO websites. They offer variety of packages at different prices. Some of them will take house photos, prepare sale signs and provide professional support. Visit a number of FSBO sites to compare prices and services before you sign up.</p>
<p><strong>4. Lawyer&#8217;s Assistance</strong><br />
Legalities of real estate transaction and paperwork pose the biggest challenge for most people. Hire a lawyer to have a professional who will see to all documents and protect your interest. A lawyer will also increase your credibility since a buyer will feel more confident to make a deposit into your lawyer&#8217;s trust account. Search for a good lawyer ahead of time and budget for this expense.</p>
<p><strong>5. House Presentation</strong><br />
Show your home by appointment only. Scheduling visitors will give you time to get prepared. Receive a reasonable number of buyers at the same time to induce competition of offers. Schedule additional presentation dates if you have to accommodate more buyers. Remove all valuable items and let your buyers roam freely around the house. Once they take a look make sure to show them anything special about your property they might have missed, and answer all questions they may have.</p>

Private sale does not guarantee that you can sell your house without paying commission. Actually, your odds of not paying any commission at all are low. Most buyers have an agent because it is convenient and efficient, and it does not cost them anything. Since commission is usually split 50/50 between buyer&#8217;s and seller&#8217;s agent you can claim a half of commission rate for yourself, or even more if you are tough negotiator and market conditions are in your favour.</p>
<p><strong>7. Real Estate Broker</strong><br />
Remember that selling a house is your top priority. If you cannot sell within reasonable time, consider hiring a discount broker who delivers selected services for reduced commission or flat fee. Discount broker can market your property on Multiple Listing Service (MLS). This database, which other agents are using to find homes for sale, is the most powerful selling tool in the real estate market.</p>
<p>FSBO can save you money, but you will have to work for it. Therefore, it is not for everyone. When you decide to sell by yourself you will have to become your own agent. That means you will have to learn the basics of real estate and devote your time to marketing the house. If you cannot make a commitment required by FSBO you may be better off by finding a good agent and selling your house the old-fashioned way.</p>

Selling a home involves presentation, which is one of the key factors that determine the outcome.  Although this may sound a bit weird, presentation is a way of life in the world of real estate.  Buyers in today&#8217;s market look for good presentation? Many basing their final decisions on it.</p>
<p>If the property you are selling comes with a garage, you?ll need to go through your garage before you sell your home.  Chances are that you store things in your garage, which can easily pile up over time before you realize it.  If your garage is in a messy condition, you&#8217;ll obviously want to clean it up.  Buyers look for homes that are in perfect condition, and anything less than perfect will look bad in the eyes of the buyer.</p>
<p>Most homes have some truly outstanding features inside of them.  You should always do your best to highlight the best features of your home, instead of just hoping that the buyer understands what they are.  The ideal way to bring out the best features of your home is to use the proper lighting.  If your home is clean, you can use lighting to bring out the best features in your home, and ensure that they stand out to the buyer.</p>
<p>When a potential buyer first pulls up to your home; the first thing he will see is your lawn.  If your lawn is trimmed and well taken care of, he will get a good impression right off the bat. If your lawn is a wreck, he may immediately pull away.  To give the best impression to the buyer, you should put some thought into how things look.  You can always plant flowers around the walkway and throughout the yard, which will look great to a potential buyer.</p>
<p>You should also make sure that the entrance into your home is a positive as well.  The front door should be in great shape, as well as the entry area into the home.  You can add some plants, paintings, and rugs to ensure that your buyer gets a good impression.  When the buyer walks through the entry way into your home, you should make sure that the view he or she takes in is a good on.  Your biggest goal when showing your home is to ensure that the buyer is pleased.</p>
<p>Keep in mind that it may take some time to sell your home.  These days, homes can sit on the market for months at a time before they actually sell.  If you are having trouble selling your home, you can always reduce the price or simply go back to the basics.  Eventually you will sell your home? Although it may take more time than you think.</p>

<p> But as we snap back to reality, those of you who have tried the tips and techniques discussed earlier may have realized that the world is anything but perfect. In my first article I discussed many ways to talk to your lenders, what to ask for and who to talk too. But where do you go after you run into a dead end with you lending institution? Well my friend, it&#8217;s time to move to Phase 2. If you read my first article you should already be organized as discussed in &quot;avoiding foreclosure phase 1.&quot; You should have also already have started putting aside twenty dollars a week for your &quot;just in case&quot; fund; but if you haven&#8217;t start today!</p>
<p> A report by realtytrac.com stated that in 2005 approx. 846,982 properties when into some form of foreclosure. So I&#8217;m pretty sure your house doesn&#8217;t need to be added to the list. Consider phase 2 the decision phase. I this phase there are some key decisions that Need to be made.</p>
<p> Where are you going to live? What are you going to do? What is the least amount you can take for your<br /> Home.</p>

Talk to your family or whoever is living with you and explain your situation; get input, get feedback then make your final decision. I said it would be simple not easy so if you have been keeping you situation a secret from someone who should know about it it&#8217;s time to pay the piper.</p>
<p> Once you have had &quot;THE TALK&quot; it&#8217;s time to shift focus back on stopping your foreclosure. In most cases the foreclosure process takes between 3-7 months but really depends on the laws of your state (which you should research) and the aggressiveness of you lending institution. That being said if you have spent the last month or so trying to come to an agreement with you lenders and the conversation ended with you still in the same situation, then it&#8217;s really time to get moving.</p>
<p> Lets me put it this way: if you make it to phase 2 from here on out you are focusing on selling your home by this time its either sell your home, or lay down and let your lender put you out, it&#8217;s your choice. Since I never go without a fight I&#8217;ll assume you don&#8217;t either, so you need to decide what is the least amount you will take for your home. This isn&#8217;t some pie in the sky number up with; it should be what you owe. That doesn&#8217;t necessarily mean that this is what we are shooting for, but you need to have an exit strategy in place.</p>
<p> Also, you need to think about arrangements for where you are going to move, even if you never considered moving before, you should have an idea of where you can go after you aren&#8217;t in your home anymore. Since Phase 2 last anywhere from 2-3 weeks now is the time to get aggressive with the saving you are going to need it, save as much as you can afford to.</p>
<p> Now, with that out of the way we&#8217;ll move on to the next step</p>
<p> Organization</p>
<p> For those of you who read my first article on stopping foreclosure it&#8217;s time to bring out your notebook. If you haven&#8217;t read my first article you can read the first phase of avoiding foreclosure on my website listed in the bio box at the end of this article.</p>
<p> Getting organized deals with collecting comparables because you need to find out what houses in your area are going for. This is easy to do, just jump in your car or take a walk around you neighborhood. You are looking for realtor signs and &quot;For Sale&quot; or<br /> &quot;FSBO&quot; signs with literature about that particular home attached.</p>
<p> When you get back from your trip with the info you went after you are going to call local realtors in your area and ask them what homes in your area are going for. The realtor will usually have a list in the MLS that has the most recent homes sold in you area and what the selling price was.

If you have a one story three bedrooms with 1 1/2 baths make sure you find the selling prices of similar homes. FYI if the realtor that you call is any good he or she is going to ask a lot of questions. You don&#8217;t have to tell them your situation but you do need to humor them a bit. And while you are at it have a little fun,&#8217; You deserve it.&quot;</p>
<p> After you have your comparables you are going to call your local penny saver and your local news paper. You are collecting classified advertising rates. Many times you local penny saver won&#8217;t charge you for listing instead the charge readers for the classifieds. One example of this is the Iwanna, the Iwanna is a local penny saver in my area and they don&#8217;t charge one cent to<br /> List.</p>
<p> Now that you have all your information, you are going to need to collect some supplies again if you read the first article I told you to save $20.00 a week for the first phase; this is why. Go to your local hardware store and buy 2-3 bundles of simple wooden ground stakes. You can find them at home Depot for about $6.00 a bundle.</p>
<p> Next you will go to an arts supply shop or even Wal-Mart and buy 10-20 sheets of the ugliest bright neon orange or yellow poster board you can find. These sheets should be 2&#8242;x3&#8242; or as close as you can get to it and should only cost around $2.00. If your wondering why the supplies? Well, they are for the for sale signs. (You didn&#8217;t think we were going to let the bank<br /> Take your home without a fight did you?)</p>
<p> The reason that you aren&#8217;t buying those pre-made signs is because everyone is doing that, you want to look different and I have found that a simple homemade handwritten sign gets much better results when you&#8217;re trying to move a house fast.</p>
<p> Now it&#8217;s time to automate because you already have enough to think about. This is another crucial step and shouldn&#8217;t be avoided. You need to set up a dedicated 24hr hotline to take you incoming call all the details about the line and how to use it will be covered in Phase 3. Just know for now that you are going to need this to take messages for potential buyers when you aren&#8217;t at home. You can find hotlines for less than 14 dollars all day long with a simple search on Google.</p>
<p> You are also going to want to have a way to display details about you home to shoppers. Since most Americans can&#8217;t just stop working and many realtor won&#8217;t touch this time of sale you have to be creative. A blend of a good classified ad with a FSBO website can really work wonders when it comes to collecting leads and scheduling showing times.</p>

This gives a shopper a better feel for the home than a classified ad would alone. Some FSBO websites actually generate an I.D. number so your buyer can pull up your listing.</p>
<p> Now that you have a list of the tools you need get shopping you should not have to spend more then $200.00 If you think you can&#8217;t afford it, buy less ground stakes just don&#8217;t skimp on the Hotline or FSBO website.</p>

<p> A contract is an agreement between two or more parties to do something. In the contract, each party agrees to do something, known as &#8216;consideration&#8217;, in exchange for the other party also taking some action.</p>

<p> If we consider a home loan, the nature of a contract becomes pretty clear. If I apply for a home loan from a bank and am approved, a written contract is issued that both parties sign. Two things happen with that thick contract. The bank agrees to lend me money. In consideration of this money, I agree to make monthly payments to pay back the loan. Obviously, other items such as maintaining homeowners insurance are included, but this is the basic idea.</p>

<p> As a <a href="http://www.forsellbyowner.info">FSBO</a> seller, you will get offers on your home at some point from potential buyers. The offer is not a binding contract, but can become one. The offer is simply a statement of what the buyer is promising to do if you accept the offer, to wit, the buyer is promising to pay $300,000 or whatever for you home. You can make the offer binding on both parties by accepting the offer as evidenced by your signature. Alternatively, you can reject the offer and counter-offer with alternative terms that are usually price-oriented. In such a situation, your counter-offer is binding on you if the potential buyer accepts it.</p>
<p> There are two key points to keep in mind with this process. First, the offers must be in writing. Courts hate to deal with &#8216;oral&#8217; contracts and will rarely enforce them. Any offer for you home must be in writing or the potential buyer is just screwing around. Always keep in mind that everything should be in writing when dealing with real estate transactions. If it is not, then the subject covered by the oral offers is going to be very hard to enforce on the other party.</p>

Neither you nor the buyer wants the offer process to hang over your head for weeks or months. As such, each offer/counter-offer should contain a good till clause. This clause says here is what I am offering, but you must accept it by this date and time. If you do not, this offer will expire and no longer be binding on the party making it. Always include this language in any offer you make. It is customarily contained within offer/counter-offer forms.</p>
