Selling home by owner in N. DFW area- need advice on what to pay an agent in this situation…?

Selling home we just bought a year ago due to a job change out of state- job is paying double than we are making now so we have to move! Have home for sale by owner and have send flyers to local real estate agents, have had 2 open houses with several people coming back to look this weekend. Only been on the market for 16 days.
I agreed to pay an agent 3% if they found someone to buy the house- is that a fair price?
Also, a coworker of mine wants to now buy it (paying the asking price) after looking with a realtor for the past 6 months but only if I pay the broker a fee- what is fair and acceptable to an agent in this scenario- she didn’t find the house for her client but I want her to take care of the paperwork. I am thinking a flat fee instead of a percentage???
Any advice would be appreciated! Thanks!!
I never advertised the 3%- it was only if a broker came to me with a question and if someone wanted to buy it that I would tell them. In both of these cases I have only heard from the people buying the house- not the broker. That is why I am confused!

I have had a sign with flyers in front for about a month now. Two people have seen the home. Three or four have been interested via my posting on Craigslist. I live in Eastern Washington State where the market isn’t so bad. Help. I need to sell within the next 60 days. Any advice?

My husband and I are trying to sell our home. It’s been on the FSBO market for only about a week. We live in the country….the nearest neighbor is 2 miles away. I’m home a lot by myself throughout the day. We have signs by the road saying out home is for sale by owner. With that sign is our phone numbers (easily to see from the road). I’m making flyers to put out on the sign to give people more of a listing sheet to know basic information. Anyways, we’ve had a lot of people just wandering through our yard and even a few knocking on the door. How do I prevent this in a nice way? I don’t really want to get those big orange "No Trespassing" signs…I will if I have to but I don’t want to look deliverance like. I’d like to put something on the "Info box" about respecting our privacy. Anyone have a tactful way of doing this? I’m all for showing my home…when I know people are coming. However more than once I’ve been caught jumping in/out of the shower. So please, if anyone can come up with a pleasant way of saying "by appointment only" to make people think please let me know!

I have been looking at a lot of flat fee realtor services. Essentially, it is still FSBO, but I pay a flat fee and get MLS listing, signs, flyers, lockbox, paperwork, etc. Would this be a good option?
