My question is: Are all private sales of used cars considered AS IS? And can she really return the car to me? She wants money back.
She bought the car 36 hours ago.
I am in Texas.

So I called a local real estate office. She told me a reasonable listing price and also told me that she already had some people who were very interested in that land.

Should I have her as my selling agent even though I don’t even know her at all? (I got her phone number from the yellow book; I don’t know anyone in that local area since I live 4 hours away from the property and visit only once a year)

Or maybe it is better that I talk to my friend who is a real estate professional and have her as my selling agent? But she lives and works far away from the property. Maybe it is too much trouble for her and she can’t find a buyer quick enough?

Or is it possible that I can sell the property without a selling agent? Maybe I can list it on Craigslist and other website…and trying to find a buyer by myself…

This property is kind of cheap, no houses, just small-size land in mountain. So I am expecting cash from the buyer. Since there is no loans or mortgages involved, can I just directly talk to a lawyer and sell it by myself instead of paying commission to an agent?

I am in the middle of trying to find a condo for sale in NYC, and there is one for sale by the owner I am interested in.

I have scheduled a date to go see it. I actually really like this condo.

Now:

1. Should I talk about the price and negotiate right there with the owner after I look at the property, or does that convey too much interest and the owner will be less likely to compromise the price?

….OR

2. Should I tell the owner right after looking at the property that I will call to let him know I am interested in it, and right there on the phone, negotiate the price?

Psychologically and practically speaking, which way is better and will allow me to the buy the house at a much cheaper price?
