<p>If you want to <a href="http://www.forsellbyowner.info/fsbo/soldin21days.php" target="_blank">sell your home</a> or land on the market, the first question that normally occurs is, should I do it by myself as a FSBO (for sale buy owner) or put a realtor in charge instead?</p>
<p>The possibilitys to sell a house as an FSBO are better than ever right now.Why? Sure there have been much better times to sell a house then to do it now, but the people who buy are more and more interested in buying houses from 4 sale by owner people like you and me. So the chances are that you might get a better deal by just<!--cloak-->doing it by yourself.</p>

<p>So, how are you going to market it so that it gets maximum exposure to potential buyers to actually sell?</p>

<p>Ok, in some parts of the country, the real estate market is so hot that you have to do no more than buy a &#8216;for sale by owner&#8217; sign at the nearest home depot. Then simply put it in a prominent position on the front of your house. Nobody knows, and the next person to just drive by could be the one to purchase your house for sale by owner right away.</p>
<p>In other areas, much more marketing is needed, but a &#8216;forsale by owner&#8217; sign is a good place to start. Directional signs (&#8216;home for sale&#8217; or &#8216;property for sale by owner&#8217; with an arrow) at intersections that are leading the way to your house are useful, too, if your location lends itself to that.</p>

The good old Classified Ads</strong></p>
<p>A classified ad in your local newspaper is a good idea and is generally less expensive then you might think (5-30$).  A short ad repeated a number of times is going to be more effective than a long ad run once.</p>
<p><strong>3.  Look for Magazines &amp; Community Publications</strong></p>
<p>Another simple and easy way is to check the cost of putting an ad in &#8216;For Sale By Owner&#8217; type magazines &amp; community publications. Most communities have such magazines and you don&#8217;t have to be a realtor to buy an ad.</p>
<p><strong>4. What about Bulletin Boards/Posters?</strong></p>
<p>Are there bulletin boards where you work? In neighborhood shops and restaurants, pubs? At your church? Any place you, or members of your family, frequent that has something like a bulletin board is a good place to post little notes of your property&#8217;s availability. I strongly recommend the use of a digital camera and a computer. That way you are able to do a one-page poster with several photos of your house, a description and contact information. Consider having tear-off strips at the bottom with your phone number repeated on each strip.</p>

<p><strong>5. Another good one are Brochures</strong></p>
<p>Brochures or one-page flyers can also be a useful method for marketing your home. You can use the same one you made for the bulletin boards or you can expand on it a bit more. Use more photos, have captions under them identifying the rooms, garden areas, community club, pool (if you have one) and other benefits of your for sell by owner property.</p>

You can buy a brochure holder (typically, a plastic box with a hinged lid on a stick which gets &#8216;planted&#8217; in the ground near the curb in front of your home) from the hardware store. Plant it in a prominent place in front of your home and keep it stocked with brochures.</p>
<p>And if some of your neighbours pick up some of your hard &#8220;art work&#8221;? Great, maybe the have freinds or even family members who could be interested.</p>
<p>Also keep a supply of brochures in your home to give to prospective buyers who come to look at it. People looking for a new home usually look at a more than one property, and can get overwhelmed with too many properties. &#8216;Is this the one with the built-in book cases or was it the one across town?&#8217; The house whose best features go with them via a brochure with color photos and salient information is memorable. Buyers tend to write contract offers on properties they remember and can visualize.</p>
<p>Consider taking your brochures everywhere with you. If you meet friends or collegues, just hand one out and ask them if they know someone who could be interested in a new house. Just ask the people around you. Sometimes it is this one person which makes the difference.</p>

<p>That brings up the notion of &#8216;Open Houses.&#8217; In many areas, sales frequently take place because of an Open House attended by potential buyers. If you are in a location with good traffic, chances are, that an open house can be an excellent tool. You can promote it in all the ways, of the venues we&#8217;ve discussed above if you want to. A good idea could be to put some balloons filled up with helium a tie them up on your 4 sale by owner sign.</p>

<p><strong>7. And that&#8217;s for sure, you have to check out the Internet</strong></p>
<p>There are multiple sites on the internet where FSBOs may list their properties for sale. Some of these permit sellers to include photos, information about &#8216;Open Houses&#8217; they&#8217;re holding, etc. Prices for this service varies. Try fsboamerica.org or go and google some out.</p>
<p>Whether you use a realtor or sell your home on your own, marketing it is going to be the key to getting a quick sale. For sell by owner &#8211; It takes some time and access to a few tools, but most sellers can put together a successful marketing program.</p>

<p>For Sale By Owner (fsbo) &#8211; How To Sell A House Without An Agent</p>
<p>For Sell by Owner is a money saving alternative to selling a house with an agent, and it is not so intimidating and difficult as it looks to many.<br />
Property owners are motivated to take selling into own hands by three main reasons:</p>

<p>- Saving money on commission seems to be the most important factor, and independent sellers can save more the more expensive their house is. For example, $200,000 house sells for $10,000 commission of 5%. Commission from selling $600,000 house jumps to $30,000 &#8211; 3 times as much.</p>
<p>- Others may have even more compelling reason to sell privately if they accumulated little equity in their home. Let&#8217;s assume you sell a house priced at $200,000 in which you have 20% equity of $40,000. Commission of 5% charged by an agent would be $10,000. That is 25% of what you actually own in the house.</p>
<p>- A house is likely to sell for about the same whether sold privately or through an agent, since it is the market which determines value. Private sale becomes more tempting in seller&#8217;s market where many people search for homes and finding a qualified buyer is much easier.</p>
<p>Think ahead of your FSBO strategy. Decide what you can do yourself and in what areas you need professional help. You should also have a contingency plan in case your house does not sell within reasonable time.</p>

<p><strong>1. Price</strong><br />
Adequate pricing is critical to smooth sale. Have your house appraised, so you know the right market price you can ask for.</p>
<p><strong>2. Renovation</strong><br />
- Light renovations like painting or floor upgrades will pay you off well. They are inexpensive and effective ways to entice buyers. Other good investments (but more expensive though) are renovations of kitchens and bathrooms. These areas attract a lot of attention and can influence buyer&#8217;s decision. When you renew them you will improve your chance of selling well and can get a decent return.</p>
<p>- It is important not to increase the value of your home beyond that of other homes in your area. Otherwise, you may price yourself out of the market. Big ticket improvements may be necessary if the home could not sell without them. When small living room or lack of extra bathroom discourages potential buyers you may have no other choice but to undertake major renovation.</p>

<p><strong>3. Advertising</strong><br />
- &#8216;<a href="http://www.forsellbyowner.info/">For Sell by Owner</a>&#8216; sign placed in front of a house can be very effective provided it looks professional. Avoid using pre-printed signs sold in hardware stores since they look cheap and amateurish. Order or make your own sign looking similar to those used by agents. Provide basic information &#8211; for sale by owner, number of bedrooms and bathrooms, special features, by appointment, phone number. Make the sign double sided so that people driving by in both directions can easily notice it.</p>
<p>- Local newspaper ad can attract many buyers. You can refrain from large size expensive advertisements. Small ads containing a photo and listing basic features can be very effective.</p>
<p>- Do not forget traditional word of mouth either. Inform your family members, co-workers, friends and neighbours that you want to sell.</p>
<p>- For better exposure (to reach people who want to relocate) you can turn to the internet FSBO websites. They offer variety of packages at different prices. Some of them will take house photos, prepare sale signs and provide professional support. Visit a number of FSBO sites to compare prices and services before you sign up.</p>
<p><strong>4. Lawyer&#8217;s Assistance</strong><br />
Legalities of real estate transaction and paperwork pose the biggest challenge for most people. Hire a lawyer to have a professional who will see to all documents and protect your interest. A lawyer will also increase your credibility since a buyer will feel more confident to make a deposit into your lawyer&#8217;s trust account. Search for a good lawyer ahead of time and budget for this expense.</p>
<p><strong>5. House Presentation</strong><br />
Show your home by appointment only. Scheduling visitors will give you time to get prepared. Receive a reasonable number of buyers at the same time to induce competition of offers. Schedule additional presentation dates if you have to accommodate more buyers. Remove all valuable items and let your buyers roam freely around the house. Private sale does not guarantee that you can sell your house without paying commission. Actually, your odds of not paying any commission at all are low. Since commission is usually split 50/50 between buyer&#8217;s and seller&#8217;s agent you can claim a half of commission rate for yourself, or even more if you are tough negotiator and market conditions are in your favour.</p>

Remember that selling a house is your top priority. If you cannot sell within reasonable time, consider hiring a discount broker who delivers selected services for reduced commission or flat fee. Discount broker can market your property on Multiple Listing Service (MLS). This database, which other agents are using to find homes for sale, is the most powerful selling tool in the real estate market.</p>
<p>FSBO can save you money, but you will have to work for it. Therefore, it is not for everyone. When you decide to sell by yourself you will have to become your own agent. That means you will have to learn the basics of real estate and devote your time to marketing the house. If you cannot make a commitment required by FSBO you may be better off by finding a good agent and selling your house the old-fashioned way.</p>

I have a couple who would love to have my house but cant get a loan due to past divorces.  Well, in order to buy a new house after i sell this I will need 20% down on the price of my new house from the buyers of my current house.  Is this possible?  Im assuming since they cant get a loan there is no way they can get a loan for my 20% either.  Just wondering how this works.  What if they decide they dont want to live there anymore, will it be on me to sell the house again or on them?  Would a foreclosure go against them or me?

Should we sell, making about a 50000 profit and go back to renting until we get our credit straight?  How long to clean up credit.  Just late payments and too much debt.

There are a lot of situations though when a homeowner wants to stay in their home, if that is the case, then we market it to investors, because there is a lot of the people who are buying these homes so we work with the investor and we work out the lease amount and the homeowners can stay in their homes in those situations.
