Can a Realtor assist someone “on the side” who wants to sell FSBO?
Posted on June 05th, 2009 in FSBO - FAQ
S A asked:
The Realtor who was our buyers agent for our house knows that we need to move (relocate out of state for a new job for my husband) and that we don’t have lots of “extra” money to have to bring to the table at closing, so he suggested that we do “For Sale By Owner” and then to let him know if we get anyone interested and that he could help us that way for “a lot less” – any thoughts? See any problems with this or is it a blessing in disquise?
Where can I find free commercial property listings that are FSBO?

It sounds good but you need to find out what “a lot less” means.

I haven’t been a real estate agent for many years, but I can tell you my broker would have been very unhappy with such a deal. I do believe it could cost the agent his or her license.

the agent can assist you with the FSBO for a fee, if he ask to be paid in cash then there’s a problem, no agent can take commission without going thru his broker, see if there are brokers out there in your area that do “limited services for a fee” they should do the paperwork for you, you’d be doing the rest, like holding open houses, advertising your house etc.. when an offer comes in the broker should go over it with you and help you understand whats what.. never pay upfront..

He is allowed to do as he suggests, as long as he enters into a written agreement (listing contract) of some sort with you. In order to do what he is suggesting legally and above board, that’s a requirement. If he’s willing to do as he says for some sort of ‘flat fee’, and will put that into his contract, he can do this.
However, before you agree, find out what he wants to charge, and what he will provide for the fee requested.
